Update by Richard Fuller - Maintenance Supervisor

With the flow of new Stratford and Warwick properties now reducing, the Maintenance Team can now refocus on reactive and planned maintenance across our properties.

We have had a very good month and have significantly reduced our past due work orders, created by void works for new properties over the past-few months, from 100 to 11 past due.

We have completed 430 work orders over the month and created a projected saving on contractor cost of £18, 850.

A particular success is Dave Hickling, who has taken on the responsibility of Coventry and Warwick Voids. Our average void turnaround for the 18 voids was 1 working day. All targets were hit or exceeded, except of one void which was 1-day past-due! Our average turnaround time for the 6 Stratford voids was 3 working days.

Dave H has also begun our Planned Maintenance Schedule, which will ensure each Coventry, Warwick and Stratford (singles) properties receive an annual visit to prevent problems before they occur, and give each house a thorough check-up!

We are introducing a new card system to communicate our repairs more effectively to residents, and to inform residents in Stratford to arrange repairs and time slots VIA Elliot at our Coventry office. There will also be an opportunity for residents to report feedback about their repairs VIA a happy, straight and unhappy face.

Richard thanked staff for being patient while their priority was on turning the new Stratford and Warwick properties around.
